As part of my freelance brochure design and content offering, I developed a series of property investment guides for TKPG.co.uk, covering Manchester, Birmingham and Liverpool. These guides were created to give investors clear, structured insight into three of the UK’s most dynamic regional markets. My role combined research, content development and full brochure design, ensuring each guide delivered both substance and polish.

Each guide was built around a consistent, investor‑friendly framework. I brought together market data, regeneration updates, rental trends and economic drivers, then shaped them into clear, accessible narratives that help investors understand where demand is coming from and how each city is evolving. The design work focused on clarity and usability, with layouts that make it easy to compare neighbourhoods, identify hotspots and digest key takeaways quickly.










The Manchester guide explored the city’s fast‑growing professional and tech sectors, its maturing residential core and the regeneration schemes reshaping the wider region. The Birmingham guide highlighted the city’s long‑term transformation, diverse economy and the impact of major infrastructure investment. The Liverpool guide focused on affordability, strong rental demand and the large‑scale waterfront and city‑centre projects driving future growth. Although each city has its own story, the shared structure allowed TKPG’s audience to benchmark opportunities side by side.
These guides now support TKPG’s lead generation, investor education and sales conversations, acting as credible, data‑driven resources that elevate their brand. For me, the project reflects how I work: blending design, research and strategic messaging to create investor‑grade materials that are both visually strong and commercially useful.
